You know the drill. The listing says 3 bedrooms, the photos look promising and you turn up to the viewing thinking you’ve found the one - only to discover one of the “bedrooms” is basically a cupboard with a window.

It’s one of the most common frustrations we hear from buyers. You’re not asking for much - all you want is to know what you're really getting. So we made that easier.

Introducing the Box Room Filter

(aka the “No More Fake Third Bedrooms” feature)

From today, you can ask Jitty to exclude box rooms from bedroom counts - either by toggling it in filters, or just typing naturally into search.

Need a proper 3-bed with no filler rooms? Try:
“3 bed home  no box rooms”

Want a place with a tiny room to turn into a home office or glorified storage cave? Go for:
“2 bed with a box room for my gym (lol)”

We’ll still show box rooms on listings - we don’t hide anything - but we won’t count them as bedrooms unless they meet the standard and you say it matters.

No more 3-beds that are really 2.5. No more decoding floorplans. No more turning up to viewings and realising the “guest room” wouldn’t fit a guest (or a cot, or an office chair).

Just more honest listings and better matches for what people are actually looking for.

What is a box room?

We follow the same standards used in UK new-build regulations. A room is flagged as a box room if:

• Any wall is under 2.15m in length
• Or the total floor area is under 7m²

If it’s under either, we’ll still show it - but we won’t sneak it into the bedroom count unless you’re happy with that.
