Home Buyer Report: Find the Catch Before You View

Updates from the team behind Jitty - where we share what’s new in the product and the most interesting homes we’ve spotted along the way.

Home Buyer Report: a document icon, on an orange background

Three beds, garden, in the right postcode. You've read the listing four times. You've zoomed in on every photo. But… what's the catch?

Usually you find out after you've offered: the extension that never got planning permission, the street where nothing has sold anywhere near the asking price, the bills nobody mentioned.

The Home Buyer Report helps you find it before you view. Tap one button on any home on Jitty and for £5.99 we'll email you a report on it within one working day. You'll know whether it's overpriced, whether it's worth a viewing, and what to ask when you go.

Tapping Get home buyer report on a Jitty property page opens a panel listing what's included, with a button to get the report for £5.99

It's not a survey. Nobody visits the property, and it isn't the RICS Home Survey (once known as the RICS HomeBuyer Report). It's the research you'd do before a viewing, done for you. You should still get a survey before you buy.

Where the catch usually hides

The price. See what homes on the same street sold for, and what similar homes nearby have sold for in the last few months. You'll know if it's overpriced before you start negotiating, not after.

The condition. We read every photo and the floorplan for signs of condition, so you know what to look at closely when you're in the room.

The listing. We check the listing against the official records. If the floor area doesn't match, or an extension doesn't appear in the planning history, you'll know.

Next door. Planning history for the home and its neighbours, so a loft conversion or a new build over the fence isn't a surprise.

The real cost. Council tax, stamp duty, and what the EPC upgrades would cost. Know what you'll pay to move in and to live there, on top of the price.

The area. Nearest station, schools and their Ofsted ratings, broadband, crime and flood risk, all for that exact address.

Walk into the viewing knowing what to ask

Once you know where the catch might be, you know what to ask the agent, instead of just "how long has it been on the market?" And if the report turns up something you can't live with, you've saved yourself the trip.

All of this is public, but it's spread across HM Land Registry, council planning portals, the EPC register, Ofsted, police.uk and the flood maps. Pulling it together for one home takes hours. We do it for you for £5.99, less than an hour of your own time spent on government websites. Get one for every home you're serious about, not just the one you're about to offer on.

How to get a Home Buyer Report

  1. Find a home on jitty.com.
  2. On the property page, tap Get home buyer report. On a phone it's under the price; on a computer it's in the panel on the right.
  3. Have a look at what's included and see a sample report, then tap Get the report — £5.99 and pay securely.
  4. Your report arrives by email within one working day.

Where the information comes from

Every report is built from the listing and official public records: HM Land Registry, the EPC register, council planning portals, Ofsted, police.uk and the government's flood maps. We use AI to gather it and turn it into one clear report, so you get hours of research in minutes.

Every fact links to where it came from, so you can see exactly what it's based on and check anything that matters to you.

It's there to help you go into a viewing prepared and make a confident offer. Your conveyancer and surveyor will still confirm the detail before you commit, as they would for any purchase.
