Description

An immaculately presented split-level maisonette with two double bedrooms and a West-facing terrace, ideally positioned just off De Beauvoir Square.

Occupying the second and third floors of a popular residential block, this beautifully finished apartment offers stylish and versatile living space.

The entrance level features a stunning open-plan living area, fully refurbished in 2023 to a high specification. The contemporary kitchen is fitted with new integrated appliances, including a water softener, boiling water tap, and high-end AEG self-cleaning oven. Thoughtful design ensures a natural flow between the kitchen, dining, and lounge areas, creating a sociable yet well-defined space. Ample built-in storage further enhances practicality on this level.

Upstairs, two generous double bedrooms each open onto a full-length West-facing terrace — perfect for enjoying the afternoon sun and alfresco relaxation. A beautifully appointed bathroom suite and a separate W/C, both newly fitted within the past two years and benefiting from underfloor heating, complete the accommodation.

Ideally located off De Beauvoir Square and close to Kingsland Road, the property benefits from an excellent array of local amenities including supermarkets, independent shops, and acclaimed gastro pubs. Transport connections are superb, with Haggerston Overground station just 0.3 miles away and numerous bus routes providing swift access across London.

Owners Insights

What do you love most about your home? We love how spacious and light the flat feels, with an abundance of storage throughout, and a wide balcony that catches the evening sun perfectly. Since refurbishing, everything feels fresh and considered; the new kitchen, bathroom, and flooring have really transformed the space. But what truly makes it special is the sense of community. The Estate is wonderfully close knit, with everyone looking out for each other and a genuine neighbourhood spirit. We have active WhatsApp groups and regular get-togethers, from summer lunches to panto trips, which make it feel like a little village in the city.

Why are you selling? We’re expecting a baby and have decided to move closer to our parents for some extra family support and babysitting. It’s a bittersweet decision, as we’ve loved living here and will really miss the area and community.

What do you love about the area? De Beauvoir truly feels like a hidden gem. Morning walks around the square are calm and peaceful, thanks to the quiet, car free streets, and the local pubs such as The De Beauvoir Arms, The Talbot, and The Scolt Head are always lively and welcoming. There’s an amazing choice of cafés, delis, and restaurants just a short stroll away, and the rose garden in De Beauvoir Square is one of our favourite spots to unwind.

We’re also spoiled for choice when it comes to food and drink, with Albers, The Baring, Helma, and The Tin Café among our go-tos. The location couldn’t be better, just 30 seconds from De Beauvoir Square, 5 minutes to the Regent’s Canal, 10 minutes to Dalston or London Fields, and within easy walking distance of Shoreditch, Broadway Market, and Islington.

It’s also incredibly well connected, only a 6 minute walk to Hoxton Overground station for quick links to the Victoria and Elizabeth lines, and with a bus stop right outside that takes you directly to Liverpool Street or London Bridge. It’s the perfect balance of community, convenience, and character.
