Description

"BS5 has been amazing to see it grow over the years. I set up a run club called BS5 runners and have made such amazing friends and a community from it. We enjoy playing tennis (practically in our garden it's so close) we love wheeling the bbq out of our garden and to the park for larger friend occasions. The Chester Road street party is another highlight!"

The house

Tucked into a quiet terrace in the heart of St George, this two-bedroom home strikes that rare balance of character and comfort. A bay-fronted dining room sets the tone, an elegant space centred around a cast iron fireplace that's been beautifully retained. The dining room flows through to the living room, creating a lovely open-plan space, where a second fireplace houses a cosy log burner. The living space leads to the kitchen, which opens out via a glazed link extension that floods the whole ground floor with natural light. Just off the kitchen, a smartly tiled & well-maintained bathroom completes the ground floor, fitted with a walk-in shower & contemporary white fittings. It's a layout that works perfectly for everyday living, quiet evenings in or for having friends round, with a natural flow from room to room and plenty of warmth throughout.
Upstairs, two well-proportioned bedrooms sit alongside a clever third room which has been fitted out as a study with lovely views over the garden - ideal for anyone working from home or in need of a studio space.

Throughout, the home has been thoughtfully decorated, with a soft, considered palette and just enough character to give each room its own personality whilst maintaining a degree of minimalism.

The outside space

Step out from the kitchen onto a south-west facing patio garden, a lovely sun-trap in the warmer months. A timber pergola creates a natural spot for a bistro table, framed by established planting including a beautiful hydrangea. There's also handy external storage for bikes or garden bits, keeping the space clutter-free.

Living in St George

Chester Road is in a quiet residential road leading onto St George's Park. This area in East Bristol has become increasingly popular due to its interconnectivity, great schools, green spaces & a growing number of independent businesses. Church Road is a five-minute walk from the house through the park and is home to a number of popular shops & cafes such as The Bristol Loaf/Native Vine, Southville Deli, The Small City Bookshop & Prior, restaurants such as The Lock Up & The Red Church and many well-loved pubs including the Dark Horse & the Old Stillage. St Marks Road in Easton is only a short walk away and also has a range of well-regarded shops & cafes such as No.12, Bristol Sweet Mart and the Garden of Easton with Matter Wholefoods & La Cubana a bit further on. The proximity of the large, Victorian St George's Park is a huge benefit to local residents and offers a great retreat from city life on a summer's day, with its lake, caf, library, bowling, tennis, play area and skate park. St George's Bowls & Social Club has recently re-opened, a community space with a bar, outdoor games, classes, and plans for a Sunday Market & sauna. The sportier of the local residents can take advantage of the Whitehall Athletics Arena through Bristol and West AC who are based there. For those needing access away from Bristol, the property is very close to the Bristol to Bath Railway Path and just a short drive from Junction 2 of the M32, which in turn leads to the M4 and M5. Bristol Temple Meads train station is also just a short journey by car, bike or bus from the local Lawrence Hill Station. Regular buses serve both Whitehall Road and Church Road.
