Description
Property Description
LODGE FARMHOUSE is situated on the eastern edge of Woodside Green, which opens out to a green and to Hatfield Forest, both owned by the National Trust. This picturesque location is less than a mile from the Great Hallingbury and about 2.5 miles from the M11 motorway (J8).
Woodside Green sits on the Hertfordshire/Essex borders. The nearest town is Bishop’s Stortford which has excellent schooling, a wide range of shops and recreational facilities, as well as a mainline train station running regular services to London’s Liverpool Street (approximately 35 minutes). To the east of the house, there is surprisingly rural and unspoilt countryside and some exceptional areas for walking, Hatfield Forest lies adjacent to the house and is owned by the National Trust and an area of meadow, pond and woodland.
Lodge Farmhouse enjoys an excellent location on the eastern edge of this pretty hamlet and the former farmhouse backs onto farmland with deciduous woodland to the front.
Lodge Farmhouse has been the family home and farmhouse for the current owners since the 1950’s and is a well-proportioned house with large rooms and high ceilings. The house has been tenanted for some period. There is significant scope to both extend and modernise as the property is neither listed nor in a conservation area.
The accommodation is well-proportioned, two of the reception rooms have open fireplaces and there is parquet flooring. On the first floor are four large double bedrooms, all enjoying views.
OUTSIDE, the property is approached along a short stretch of private driveway and there is a generous area of hard standing which leads to a double garage. The grounds are established with trees and hedging.
AGENTS NOTES:
(1) A plan on the particulars shows the proposed boundaries which will involve incorporating some of the agricultural land into the grounds and of the house, to provide a larger garden.
(2) The boiler and water tank were replaced in 2025. The septic tank system is in the front left-hand corner of the garden and has a weeper system into the field. The drainage system will not comply with current regulations (Environment Agency 2020) and a new Biodisc or Klargester will need to be installed.
(3) A short section of private driveway to the house is shared and the property will be expected to share the cost of maintenance.
(4) The property has a mains water supply, and the current water pipe covers some considerable distance, and it may be considered beneficial to connect to a new bore hole which has been constructed for the development of the farmyard which lies close to Lodge Farmhouse.
