There’s something really special about this home. The kind of place that instantly feels warm and welcoming the second you walk through the door.

Tucked away on Mill Lane in the heart of Barrowden, one of Rutland’s most loved villages, this detached stone cottage has been beautifully renovated and thoughtfully extended to create a home that feels full of character, while still offering the kind of modern lifestyle most buyers are searching for.

From the outside, it already has that classic village charm. Honey coloured stone, clay tiled roof, cottage style windows and gated gravel driveway parking immediately give you a sense that this is somewhere with real personality. But inside, the balance between original features and modern design has been done incredibly well.

The living room is a wonderful space to unwind. Large enough to properly relax in, yet still cosy and inviting, with exposed beams overhead and patio doors opening directly onto the garden. It feels calm and peaceful, with plenty of natural light moving through the room during the day.

Location…

Barrowden is one of Rutland’s most charming and sought after villages, surrounded by the kind of countryside that makes everyday life feel calmer. It has that proper village feel people hope for, with beautiful stone homes, a friendly community, St Peter’s Church, the village hall, recreation field, cricket club, doctors surgery, pharmacy, and the much loved Barrowden and Wakerley Community Shop.

The Exeter Arms is right in the village too, a gorgeous country pub with roaring fires in the colder months and large gardens for summer drinks, lunches and relaxed evenings with friends.

For anyone who loves the outdoors, this location is a bit of a dream. Barrowden sits close to the River Welland, with countryside walks, footpaths and beautiful routes through the surrounding Rutland landscape. Wakerley Woods and Fineshade Woods are both nearby, offering woodland walks, cycling trails, wildlife and brilliant places to spend weekends outdoors.

Rutland Water is also within easy reach and is one of the area’s biggest attractions. Whether it’s sailing, paddleboarding, cycling, walking, birdwatching, watersports, open water swimming or simply sitting with a coffee overlooking the water, it’s the sort of place people use all year round. There are nature reserves, beach areas, play parks, cafés, restaurants and scenic trails surrounding the reservoir, making it perfect for families, dog walkers and anyone who enjoys being outside.

For leisure, Luffenham Heath Golf Club is close by and is one of Rutland’s best known golf courses, set amongst beautiful heathland countryside.
