Property Insight
Arranged over three floors and offered with flexible, family-friendly accommodation, this four-bedroom townhouse sits within the popular village of Melbourn. Positioned directly opposite a children’s play park, it enjoys a pleasant open outlook, with the front-facing windows looking out over the green and play area beyond. It combines generous living space of a little over 1,600 sq ft with a layout that adapts to how people actually live — a ground-floor room that works equally well as a fourth bedroom or a home office, a first floor given over almost entirely to living and entertaining, and a top floor of three further bedrooms headed by a principal suite with its own en-suite and fitted wardrobes. An integral garage and private driveway parking for two cars complete a well-rounded package.
The ground floor sets the tone for the home’s versatility. Beyond the entrance hall, a well-proportioned room lends itself to a quiet home office or a comfortable fourth bedroom, while a separate utility room keeps laundry and storage out of the main living space and a downstairs cloakroom adds everyday convenience. From here there is direct access out to the rear garden. Up on the first floor, the home opens into its real heart: a lounge, dining area and kitchen designed to flow together, with the front-facing windows framing that outlook over the park. The kitchen is fitted with contemporary gloss units and integrated appliances, framed by tiled splashbacks, and sits comfortably alongside space to dine. With the lounge doors open the whole room becomes dual aspect, drawing light through from both sides — a lovely feature that makes the floor feel bright and sociable, whether hosting or relaxing.
The top floor is home to the three remaining bedrooms and the family bathroom. The principal bedroom is the standout, benefiting from fitted wardrobes and a private en-suite shower room, with two further well-proportioned bedrooms served by the main bathroom. Outside, the rear garden offers a paved patio ideal for outdoor dining, a central lawn and established planted borders, creating a private space to enjoy through the warmer months. With its integral garage, driveway parking and adaptable layout across three floors, the property is well suited to families, professionals and anyone needing room to work from home, all within a village offering shops, schooling and fast links towards Cambridge and London.

Location – Melbourn
Melbourn is a large parish village in the far southwest of Cambridgeshire, 3 miles from Royston and 11 miles from Cambridge. It has a long history of occupation stemming from the springs and the River Mel, which rises at Melbourn Bury and runs clear and shallow over chalk and gravel. There are many countryside walks, including several ancient trackways crossing the parish. Melbourn is a bustling village offering two village shops, a pharmacy, doctor’s and dentist surgeries, two traditional pubs, the highly regarded Sheene Mill restaurant and hotel, and a spa opposite. There are a number of parks and a wide range of clubs for all ages. Schooling runs from pre-school options through primary to secondary within the village, and there are two churches, including All Saints’ Church, dating from the 13th Century. Meldreth station is within walking distance, Royston’s mainline station offers fast services to Cambridge and London Kings Cross, and the A1M and M11 are within a 20-minute drive.
