Description

"This has been a renovation project of a home previously owned by the same family for many decades. Our goal was to make the layout more suitable for modern living and to carry out a significant upgrade throughout, making it ready for its next chapter as a cherished home. The neighbours on both sides have been friendly and helpful while all the hard work was completed, and the wider neighbourhood seems welcoming too. For example, people often leave items they no longer need on the wall at the front of their homes so that neighbours can help themselves. I think this local recycling and re-using is a really nice idea."

The Home

A thoughtfully and extensively refurbished three-bedroom Victorian terrace, combining period character with modern interiors. This property is offered with no chain.

The entrance hall, with original tiled floor, leads through to a front living room with a bay window in the restored Victorian frontage. The original fire surround and ceiling mouldings have been retained, giving the room a neutral but period feel. Behind this is a second reception room which opens into the kitchen. This area is the heart of home and where you will be doing your entertaining. It's a versatile space which could be used as a dining room or snug / lounge area. At the rear, the kitchen has been opened up to create a generous kitchen/breakfast room with doors out to the garden. It has been finished with oak worktops, grey oak LVT flooring and a newly fitted kitchen including AEG cooking appliances, integrated under-counter fridge and freezer, Hisense dishwasher and washer-drier. There is also a downstairs WC which is a useful addition for day to day living or when guests are visiting.

Upstairs are three generous bedrooms, with the principal one at the front of the home. Two of the bedrooms retain the original fireplaces and surrounds (non-functional). The bathroom has been newly fitted with a clean, simple finish and a towel rail that can be heated separately from the central heating when needed.

The renovation has gone beyond the cosmetic work. The house has had a full re-plumb, partial re-wire, new lead-free water supply, new Vaillant combi boiler with a 10-year warranty, fresh plastering, new column-style radiators with TRVs throughout, new flooring and good quality Rivendell Twist carpets. The result is a lovely home, ready to move into with no work required.

Outside Space

To the front, much of the Bath stone around the bay windows, parapet and frontage has been replaced and the remainder restored, with the pennant stone also re-pointed by a local craftsman. To the rear is an enclosed south facing garden, accessed directly from the kitchen with lawn, patio area and borders. There is an outdoor wall light, electrical socket and tap. There's room for outdoor seating, children's play or a bit of gardening.

Living in Knowle

Somerset Road is in the popular pocket of Victorian homes between Wells Road and Arnos Vale. One of the real benefits of this house is the amount and variety of parks and green spaces within a short distance: Arnos Vale Cemetery, Redcatch Park and Community Garden and Perretts Park. The expansive Victoria Park and Callington Road Nature Reserve are also nearby, providing brilliant open spaces for the summer or for walking the dog all year round. The highly rated Hill Crest Primary School is also a very short walk from Somerset Road. The area is easily commutable from Bristol City Centre, approximately 30 minutes walk, a short cycle or bus journey down Wells Road. The area also has lots of amenities on the doorstep with Wells Road recently becoming home to more and more popular bars, cafes and restaurants. The Knowle Pub is just a short walk away and is a great spot for a Sunday lunch or a beer in the garden.
