Description

"Opening the curtains in the morning with the view directly over the park while having a morning coffee in bed is bliss and something we're trying not to take for granted! The position here right by the huge park and being such a short walk from the harbourside, Wapping Wharf, as well as shops on North Street, Wells Road, and East Street simply makes life so convenient and easy. Parents who don't drive anymore have found it so convenient visiting us by train with such a short walk to Temple Meads"

The home
This charming three bedroom midterraced Victorian home which is set back from the road is located opposite Victoria Park, one of Bristol's most iconic and popular spots. The ground floor features a spacious open plan double reception room as well as typically high ceilings and log burner. The current owners have extended the back of the house with a side return allowing lots of extra natural light to come into the ground floor. There is a recently fitted kitchen and peninsula island as well as a convenient utility space to the rear allowing for plenty of storage space. The first floor features two double bedrooms with built in storage, the largest of which spans the width of the property and has some amazing views over the park. There is also a family bathroom composed of a shower and separate bath. The loft has also been converted by the current owners allowing for a further generous en suite bedroom along with plenty of built in storage and a convenient work from home nook.

The outside
The rear garden is low maintenance and benefits from plenty of natural sunlight as well as some shady spots. There has also been external wall insulation fitted which has helped increase the properties energy performance rating. There is a small space at the front of the property to store bikes or bins and then of course the Park is just over the road

Living in Victoria Park
Hill Avenue is one of the most popular and distinctive streets in South Bristol and faces directly onto Victoria Park. The area has a wonderful feeling of community, most evident on sunny days with the park bustling with neighbours and visitors alike. The area is central to many community events such as 'Art on the Hill', which happens one a year. This is also an area ideal for commuters both within Bristol and to the cities beyond through the trains at nearby Temple Meads or the local Bedminster station, just the other side of the park.

The local primary school, Victoria Park, is well thought of locally and along with St Mary Redcliffe (in the park), has enhanced the appeal of this area and nearby Windmill Hill for young families. Within easy walking distance are gastro-pubs such as the Victoria Park and Star and Dove, brilliant community owned pubs such as The Rising Sun, cafes such as the Sundial Kitchen, fruit and vegetable sellers such as The Banana Boat, bakeries and grocers such as Bristol Loaf and Hugo's, and many other shops and restaurants.

Only a short bike-ride away are the music venues, theatres, cocktail bars, and other amenities of North Street in Southville, Wapping Wharf, and the City Centre. Yet this location is quiet and peaceful. For those looking for green space, there are few, if any, better places in Bristol. Victoria Park itself offers approximately 50 acres of large open space with fantastic views of the city. There is also a child's play area and a marked running route for joggers. Perrett's Park, with its beautiful views, is only just up the hill towards Knowle, whilst Arnos Vale Cemetery offers winding paths and interesting stories, in an area where it's easy to feel distant from the city buzz.
