Description

One of our favourite moments here is coming home in the evening after a busy day and just feeling instantly settled. The house has a really calm, cosy feel, especially in the living space where we often unwind and spend time together. On weekends, we enjoy slow mornings with coffee and the quiet of the street, before heading out for a walk around the local area. It's been a place where we've felt comfortable, relaxed, and truly at home.

The Home

A three bed terrace home in the heart of BS5 with potential to modernise and extend. On entering the home there is a generous hallway with space for coats and shoes. On the right is the front reception room currently used as a work from home space and hobby room, there is a large bay window inviting in plenty of light. The middle reception room is the living room with large sofa for family living. There are doors out to the courtyard garden and access through to the kitchen and the family bathroom at the rear of the property.
Upstairs there are three bedrooms, the smallest at the rear of the home is currently used as a single room but could be used as a home office or converted to an upstairs bathroom if required, there is another double bedroom at the rear and a large main bedroom at the front spanning the width of the home and with plenty of natural light with large windows.

Outside

The front of the home has a smart small patio with space for bins and bike storage if required.
The courtyard garden is south-facing and is a sun trap in the Summer months, and is easy to maintain and peaceful.

Living in Easton

York Road is a classic Victorian terraced street offering a particularly tranquil spot within this vibrant residential area of the city. Easton is renowned for its distinctive character and community spirit, and boasts a host of local amenities, attractions and community events that draw many visitors from outside the area. The area is also well connected to the city centre and beyond by bike, road and train. The M32 and the A431 to Bath are both easily accessible.

The area is also home to a number of Bristol's finest independent shops and eateries, hugely popular with locals and visitors alike. Situated along St Marks Road are Bristol Sweet Mart, No 12 Caf, and The Garden of Easton. Also close by are The Greenbank pub, Este Kitchen and Matter Wholefoods. The property is a five minute walk away from Whitehall Primary School that is consistently rated 'outstanding' by Ofsted, while May Park Primary and Bannerman Road Community Academy are similarly well regarded local options. Also close by are Easton Leisure Centre, Easton Cowboys and Cowgirls Sports Club and the Bristol Hawks Gymnastics Club.

The area offers a surprising wealth of green spaces including the Bristol to Bath Cycle Path, the parks at Eastville and St George, and riverside walks along the nearby Frome Valley.
