Property Insight
A refitted two-bedroom first-floor apartment in a well-maintained development on Burns Road, offered to the market with no onward chain. Ready to move straight into, it makes an ideal first purchase, with the work already done and nothing to spend on arrival.
At the heart of the apartment is an open-plan kitchen, dining and living room that runs the full depth of the home and takes in dual-aspect light. The kitchen has been fitted with grey high-gloss units, concrete-effect worktops with a matching upstand, a tiled splashback and an integrated oven with induction hob and extractor above, fridge freezer and washing machine fitted and a peninsula that divides the cooking area from the living space without closing it off. Wood-effect flooring runs throughout the living area, and there is generous room for both a dining table and a full lounge arrangement, with wide windows drawing in the afternoon sun.
There are two bedrooms off the inner hall, the principal a comfortable double and the second a well-proportioned single with a pleasant leafy outlook, along with a bathroom finished in white metro tiling with a bath, over-bath shower screen and vanity unit. The apartment sits within attractive, well-kept communal grounds with lawns and mature trees, in a quiet residential position within easy reach of Royston town centre and station.

Location – Royston
Royston is a traditional English town in Hertfordshire, on the border of Cambridgeshire and 14 miles from Cambridge. It grew from the crossing of two ancient thoroughfares, Roman and prehistoric, and carries a wealth of rich heritage — including its own cave, revealed in the 18th Century, carved out of chalk beneath the crossroads in the centre of town. The town enjoys numerous green open spaces, including the renowned Therfield Heath nature reserve, and lies on the northern slopes of the Hertfordshire Chalk Downs. The town centre offers a market and a high street of bustling shops alongside a wide variety of cafes, restaurants, bars and public houses, with supermarkets on the outskirts, doctors’ surgeries, dentists, schools and a leisure centre. Transport links are excellent: the town sits on the A10, with the A1M and M11 each within a 15-minute drive, and a mainline station running direct to London Kings Cross in as little as 38 minutes.
