GUIDE PRICE | £450k - £500k
A beautifully presented two-bedroom apartment offering approximately 608 sq ft of accommodation, arranged over a split-level layout on the second floor of a period building on Garratt Lane. Combining a bright, sociable living space with contemporary interiors, this is an appealing home within easy reach of Earlsfield’s cafés, shops and transport connections.
The heart of the apartment is the open-plan kitchen, reception and dining room. Two large sash windows bring plenty of natural light into the space, while the layout comfortably accommodates both a seating area and a dining table. Pale flooring, neutral decoration and contemporary lighting create a welcoming setting for relaxing, entertaining and everyday living.
The kitchen sits neatly along one side of the room, with grey gloss cabinetry, contrasting worktops and under-cabinet lighting. An oven, hob and extractor are complemented by space for a large fridge/freezer, while the arrangement keeps the kitchen connected to the living and dining areas.
The main bedroom is a comfortable double room with a large window and fitted wardrobes incorporating mirrored sliding doors. These provide useful storage while keeping the floor space clear, with soft grey decoration and carpeting adding to the room’s calm feel.
The second bedroom is currently arranged as a home office, accommodating a corner desk and additional seating. It offers flexibility for buyers who need a dedicated workspace, guest bedroom or a room that can adapt as their needs change.
The bathroom is finished in a contemporary style, with a bath and overhead rainfall shower, glass shower screen, vanity basin, illuminated mirror and recessed shelving. Large-format wall tiles complete the room.
Outside, Garratt Lane offers a wide choice of independent cafés, restaurants, neighbourhood pubs and everyday shopping. Earlsfield station is approximately 0.3 miles away, providing rail connections to Clapham Junction, Vauxhall and Waterloo.
Garratt Park is approximately 0.2 miles away, with Wandsworth Common and Wimbledon Park offering further green space in the surrounding area. Southside Shopping Centre is just over a mile away, providing a broader choice of shops, restaurants and leisure facilities.
Comments from the owners
Reasons for selling?
Selling after living in the flat for 5 years, as time to upsize to start a family. Staying in the area as we love it!
What do you love about the area?
My wife and I have adored living here for the past 5 and a half years. It's been the perfect home - I started out on my own, before my partner (now wife!) moved in after 6 months.
We've found the flat to be perfect for us - ideal for hosting friends, perfectly located for commuting to the City, and situated within the lovely Earlsfield neighbourhood. It's been our home as we grow our lives in London, and one we'll miss dearly.
Neighbour Information
Young couples. Everyone is very quiet (there's good soundproofing between my flat at the one below), and very friendly.
Area and community appeal
Location: The train to Waterloo is fantastic (much better than the Tube)
Perfect size flat: Ideally sized flat for a young couple - a good sized main bedroom, and a further bedroom as a spare (we use as an office)
Everything is on your doorstep, but our building is fully residential: Shops, restaurants, bars are all walking distance - but we're not over one!
