Description

'We have loved living at Hill View and made some beautiful memories. Our daughter grew up here and went to the local Henleaze Primary School. The house has allowed us to throw the occasional party with family, friends and neighbours. The garden has been a real luxury - I particularly loved growing my own vegetables as it provides a release from everyday world and given some delicious produce! It will be hard to let go of such wonderful home.'

Hill View is a recognisable road that runs through residential Henleaze, largely comprising substantial 1930s homes, benefitting from generous size plots. From here you are just short walk to the fantastic Henleaze Lake, Badocks Woods and the popular Fire and Ice Wellness Sauna and Cold Plunge. Westbury-on-Trym village is also just slightly further on from here. To the south west you are a walk from Henleaze Road with a range of pubs, cafes and shops, such as the popular Henleaze Garden Shop. Further down the road is Northumbria Drive, where there is Waitrose, the fantastic Westbury Park Pub and Kitchen, Scott Cinemas, The Little Shop & Pantry alongside another high street, North View, that again, leads up to the Clifton Downs. Both a short distance away, Gloucester Road and Whiteladies Road have a host of independent cafes, shops, and restaurants, while the city centre is a little bit further still or a short cycle or bus ride in. The quiet roads of Henleaze offer a brilliant environment to walk, cycle and run, whilst a series of footpaths run around the area linking up the residents to the green areas of Horfield Common and the Golden Hill Sports Ground. The 400 acres of The Downs is also just a short walk away.

A beautiful example of a Henleaze 1930s semi-detached home, with several stunning features including wood panelling in the wide entrance hallway. The house balances its older charm with several modern fittings and stylish design. To the ground floor there are two reception rooms and a kitchen. The front reception is a brilliant bay fronted room with a view over the front garden, whilst both the kitchen and the back reception room offer access to the spacious rear garden, which faces east but is open to the south, making it a sunny spot ideal to enjoy or to grow vegetables, as has been done in the past. To the outside of the house there is also a driveway and a single garage, which also has a side door from the garden. Upstairs in the house there are two double bedrooms, a single bedroom, a bathroom and separate WC. These houses lend themselves well to loft conversions as seen on neighbouring properties and would be an option for the new owner subject to necessary planning approval.

This is a beautifully balanced, traditional home which has a feel of somewhere you can truly settle in to. The spacious plot size means this home has scope to grow in future, should the new owners wish to extend.
