PROPERTY INSIGHT
Quietly positioned at the end of a cul-de-sac, this detached four-bedroom family home offers over 1,370 sq ft of versatile accommodation in a sought-after residential pocket of Royston. With a study, a utility, a conservatory, an en-suite to the principal bedroom and a separate family bathroom, it is arranged to suit modern family life, and sits well back from the road behind a private block-paved driveway.
The approach sets the tone, with off-road parking for several vehicles and a tidy frontage leading to the front door. Step inside and the hallway opens into a welcoming dining area, finished with warm engineered-oak flooring that runs through much of the ground floor and bathed in natural light from a bay window to the front. Stairs rise from here, and a cloakroom WC is conveniently placed off the inner hall, with a utility room alongside providing valuable space for laundry and storage away from the main kitchen.
The kitchen is a practical, well-laid-out room with wood-fronted units, a gas hob, double oven and space for freestanding appliances, overlooking the rear garden through a window above the sink. It is dated and due for updating, but the footprint is a solid starting point and there is clear scope for a new owner to create a fantastic modern kitchen to their own taste. The lounge is a generous dual-purpose room with a feature wall and double doors opening into the conservatory, a bright garden room that draws the outside in and makes an ideal spot to relax with views over the lawn.
Upstairs, the first floor offers four bedrooms, including a well-proportioned principal bedroom served by its own re-tiled en-suite shower room. The remaining bedrooms are comfortable and flexible, easily lending themselves to children’s rooms, guest space or a home office. The family bathroom has been finished to a high standard, with a bath, a separate shower enclosure, characterful patterned tiling, a column radiator and a contemporary vanity unit — a genuinely stylish space.
Outside, the rear garden is a real asset, with a paved patio directly behind the house giving way to a good-sized lawn framed by mature planting and fenced boundaries, offering privacy and a safe space for children to play. It is a comfortable, well-connected family home with room to add value, and it will reward a closer look. Contact the team today to arrange your private viewing appointment.

Location – Royston
Royston is a traditional English town in Hertfordshire, on the border of Cambridgeshire and 14 miles from Cambridge. It grew from the crossing of two ancient thoroughfares, Roman and prehistoric, and carries a wealth of rich heritage — including its own cave, revealed in the 18th Century, carved out of chalk beneath the crossroads in the centre of town. The town enjoys numerous green open spaces, including the renowned Therfield Heath nature reserve, and lies on the northern slopes of the Hertfordshire Chalk Downs. The town centre offers a market and a high street of bustling shops alongside a wide variety of cafes, restaurants, bars and public houses, with supermarkets on the outskirts, doctors’ surgeries, dentists, schools and a leisure centre. Clubs and activities range from tennis and rugby to hockey and golf. Transport links are excellent: the town sits on the A10, with the A1M and M11 each within a 15-minute drive, and a mainline station running direct to London Kings Cross in as little as 38 minutes.
(Note: this is the condensed Royston entry. Swap in the full-length master Library entry if you want the longer version — I don’t have the master file in front of me here.)
