Description

Brittanhayes is a delightful character detached longhouse of cob and stone construction thought to date back approximately 350 years but with extensions to both wings added in the 1990's. It offers all the character features that you would expect with a wealth of exposed timbers and old fireplaces with wood burners but also benefits from PV panels, full double glazing, and a modern 4 year old Kitchen. It is located in a broadly rural area but with good road connections to Okehampton, Dartmoor and A30 dual carriageway.
The old porch opens via a character timber door into the snug with excellent timber beams and an inset Inglenook fireplace. From here there is access to the living room, bedroom 4 (with a shower room off also accessed from the utility room). The kitchen is located to the rear overlooking the garden and was only installed approximately 4 years ago and offers an electric oven with gas hobs, plenty of worksurfaces, and a character inglenook fireplace with cloam oven. Off this is the utility room with access to the Shower Room and with a back door leading to the garden. From the snug stairs lead up to the landing and the remaining three bedrooms (two of which are dual aspect) and a four piece bathroom suite.
The main garden lies to the rear where there is also a large area of hardstanding with gated access for vehicles and parking. The property also currently uses two parking spaces near to the front but these are not detailed in the deeds. The rear gardens offer two substantial outbuildings including a corrugated single storey barn (9.7m x 4.3m) and a timber wood store with kennels (6.8m x 2.8m) all offering useful storage options for the owners. The rear garden is mainly level with flower beds, lawn and an ornamental pond with seating area that feels very private.
There is a small (half an acre) area of woodland located further to the rear that is accessed by an adjacent track and enjoys pedestrian and vehicular right of way over the neighbouring field to access the woodland which would benefit from some cutting back to perhaps create an ideal wildlife retreat.
Okehampton is located approx 7 miles away with easy road access and offers a wide range of shops and services including a Waitrose and two other supermarkets, a swimming pool, cinema, park, two railway stations and a host of local clubs and activities and schools. The A30 dual carriageway provides easy access to Exeter in the East and the beaches of Cornwall in the West.
