Apple Tree Road was designed by architects at HTA Design - Practice of the Year 2025

This three-storey design-led townhouse utilises every aspect of its over 1200 square foot space, offering ample space for every aspect of living there.

The flow between the fully integrated kitchen, dining area and reception works perfectly as life moves from kitchen to lounge to garden.

The double-height vaulted lounge ceiling, leading onto the garden via bi-folding doors, naturally draws your attention to a garden overflowing with jasmine and flowers, and to a signature apple tree common to all the houses on the road.

There is also an additional WC on the ground floor.

On the first-floor landing, there is a utility area for both a washing machine and a dryer, further enhancing the functionality of living in the property.

On the first floor are two bedrooms – one perfect for an office or kids’ room and a larger second bedroom with floor-to-ceiling built-in wardrobes and a Juliet balcony overlooking the park. This floor also has a large family bathroom.

The top floor is entered via a sliding door separating the two upper floors, enhancing the feel of a secluded, self-contained master ensuite bedroom with direct views of Downhills Park. In addition, there are extensive built-in wardrobes, a further storage cupboard for your larger personal items, and a desk area/dressing table.

Apple Tree Road is a secluded, semi-private road with direct fobbed gated access to the park. There is also an allocated parking space.

Owner’s Comments;

I love how much sunshine the house gets throughout the day and how the paint subtly changes colour as the light moves across each room. The high ceilings give such a wonderful sense of space, and there’s a solid, reassuring feel to the house from the weighty bannisters to the wooden floors. This is definitely not a typical new build house with clear architectural thought given to it, from the curved walls to emphasis on light and windows.

In the summer, the garden gets lots of sunshine from the morning until mid-afternoon, and although it is close to the hustle and bustle of Tottenham, it’s incredibly peaceful. I can even sleep with the windows open and just hear the quiet hum of the evening, which is such a privilege in London.

There’s a lovely community spirit on the road, with children playing outside and neighbours always happy to lend a hand.

I walk through a beautiful park on my way to the station every morning, and it’s such a joy. I can even sit in my bedroom and look out over the park, watching the colours change throughout the seasons.

Within five minutes of home, there’s everything I need: a wine bar, two coffee shops, a monthly sound bath, a weekly yoga class, great pubs, and the best little Japanese café.

Add to that a community running club and brilliant food options, and it really feels like the perfect balance of calm and connection.

Location;

The ever-changing area has seen a florist, wine bar, and green grocer open around the corner within the last year, with a further Japanese café and Vietnamese restaurant opening soon.

There are several delis and coffee shops open, including Pasero, Perkyn's, Forks & Green Brasserie and Cafe.

Also, there are two Gastro Pubs, True Craft and The Palm, plus Yard Sale Pizza, all offering great places to eat and drink.

The property is opposite Downhills Park, with tennis courts open to the public, a Cafe that hosts events all year round, and generally a great place for a walk or run.

All of you local amenities, such as a Tesco Express, Sainsbury’s Local and mini markets are minutes away.

Transport;

Seven Sisters Underground Station on the Victoria Line is a short walk away with quick routes to central London, the West End, and beyond.

Seven Sisters Overground Station is ideal for a quick line to Liverpool Street.

Turnpike Lane Underground Station on the Piccadilly Line is an alternative option and is useful for access to Covent Garden and the West End.

Stansted Express from Tottenham Hale makes the airport easily accessible.

There are also a lot of bus routes taking you all over London.

Ideal for those looking to upsize and young families.
