Property Insight
Set on the second floor of a well-maintained development on the edge of Royston, this apartment pairs a bright, well-proportioned interior with an outlook most flats at this level cannot match — mature trees to the front and open countryside stretching away behind. The communal grounds are generous and properly kept, laid to lawn beneath established trees, and the building sits back from the road with a real sense of space around it.
Inside, the lounge/dining room has a large window framing the green outlook, an electric fireplace (mobile) as a focal point and room for both seating and a table. The kitchen has been refitted to a smart modern standard, with white gloss units, dark worktops, grey metro tiling and a double oven, and takes the same leafy view over the sink. The principal bedroom is a good double with a bright aspect, served by a second bedroom that works well as a single, nursery or home office, and the family bathroom is fully tiled with a bath and shower over.
With no interior work needed and a long lease in place, the apartment makes a straightforward first purchase or a sound buy-to-let, with the countryside views and the upkeep of the grounds setting it apart from the competition.

Location - Royston
Royston is a traditional English town in Hertfordshire, on the border of Cambridgeshire and 14 miles from Cambridge. It grew from the crossing of two ancient thoroughfares, Roman and prehistoric, and carries a wealth of rich heritage — including its own cave, revealed in the 18th Century, carved out of chalk beneath the crossroads in the centre of town. The town enjoys numerous green open spaces, including the renowned Therfield Heath nature reserve, and lies on the northern slopes of the Hertfordshire Chalk Downs.
The town centre offers a market and a high street of bustling shops alongside a wide variety of cafes, restaurants, bars and public houses, with supermarkets on the outskirts, doctors’ surgeries, dentists, schools and a leisure centre. Clubs and activities range from tennis and rugby to hockey and golf. Transport links are excellent: the town sits on the A10, with the A1M and M11 each within a 15-minute drive, and a mainline station running direct to London Kings Cross in as little as 38 minutes.
